Obtain new and modified mortgage insurance certificates from mortgage insurance carriers prior to issuing clear to closeReview conditions submitted on loans from Account Managers and signs off the condition when appropriateReview and analyze documentation provided on each loan including the 1003, credit report, income and asset documentation, purchase agreement, title report, etc. to make an informed lending decision in compliance with polices and guidelinesCalculate borrower's income and debt-to-income ratios based on acceptable client and agency practicesDocument lending decisions and completes required screens in the LOS that include the accurate completion of the 1008 as well as adding and/or creating applicable conditions of the loan approvalWork closely with Account Manager and/or Account Executive to answer loan specific underwriting questions, to discuss specific conditions or documentation requested and to resolve problemsRun, read and interpret Automated Underwriting Decision results (DU/LP)Adhere to underwriting guidelines to fulfill agency requirementsProvide assistance to expedite final approval of the fileMaintain and cultivate an effective working relationship with internal and external customersRespond to all inquiries in a timely manner as established by company SLA's

Review all files immediately upon receiptVerify accuracy, file set-up and order out, and status of all outstanding conditionsSetting up files upon initial receipt from the internal departments for the underwriting review to ensure all upfront documentation required to proceed with a review are received in the fileFollow up with the borrower by phone, e-mail, and postal mail for any conditions not received by the borrowerBe familiar with acceptable forms of income and asset documentation as per the investor’s and/or insurer’s requirementsBe willing to learn with government guarantor, private mortgage insurer, and bond holder foreclosure alternative workout program guidelines and stay updated on changes that occur as economic conditions changeWork as a liaison with other departments to ensure all documents are executed properly and the servicing system is updated accordingly and within bank & investor policySend all necessary documents for recording
