In my Property Centre Manager role I am employed alongside our Lettings Director to ensure that service levels are maintained to the very high standards expected from scottfraser. The department consists of seven Property Mangers, one property co-ordinator alongside myself working to ensure the department is exceeding expectations whilst always promoting a positive 'can do' attitude.

In managing the Portfolio department for scottfraser I offer our investment clients who have multiple properties in their portfolio one single point of contact ensuring their portfolio is managed as efficiently as possible. Generally portfolios are spread across the city, county or country in some cases and I am personally on hand to assist clients in the management of their portfolio as oppose to a number of different branch contacts throughout our company. I appreciate that the needs and expectations of a Portfolio client (whether they are individual landlords, companies, institutions or family trusts) are different to that of the traditional landlord. With this in mind, scottfraser offer exclusive and competitive packages tailored to suit different needs and maximise returns. I ensure that our clients properties achieve a good rental yield through in-depth market analysis of market rentals and that void periods are kept to a minimum. Capital values are protected through efficient property management and maintenance of properties, with annual reviews to discuss further investment opportunities or disposal management if appropriate.

• Employed primarily as one of two company Property Managers within the residential letting business to serve both landlords and tenants. Also work as weekend lettings negotiator with a good conversion rate. My day to day activities include:• Main point of contact for half of the agencies landlords and tenants.• Taking on new property instructions from new and existing clients.• Receipting monies received to relevant tenant / property account, carrying out agency banking journal as necessary.• Creating and amending all legal documents in line with current legislation. • Building and maintaining relationships with landlord, tenants, third party suppliers as well as with external contractors to ensure properties are presented in excellent order meeting tenants expectations and within agreed landlord budget before the commencement of any new tenancy. Undertaking formal assessment of contractor’s works and providing feedback to them as necessary. • Referencing Tenants – liaising with external agency, chasing and monitoring reference checks on potential tenants.• Inspecting properties on a regular three-month cycle. Monitoring the condition of properties, advising clients of suggested repairs/improvements, obtaining estimates and arranging work as necessary.• Ensuring landlords are briefed on any repairs undertaken and ensuring external contractors invoices are paid accordingly from landlord account.• Dealing with renewal of Tenancies and issuing section 21 notices.• Checking out properties once tenants have vacated and dealing with the tenant’s return of deposit.• Ensuring tenants rental payments are made on time and chasing any arrears through legal means if necessary.

• Responsible for four key agency accounts, Toshiba, Bang and Olufsen, House of Fraser Business Incentives and Thompson’s Solicitors.• Main responsibilities as the main point of contact for a number of these accounts include client liaison, print and production co-ordination, media planning and buying, database management, data sourcing, supplier liaison and general account/project management.• Day to day duties involved taking client briefs, communicating these to internal departments and writing proposals for client consideration. I was also required to liaise with outside suppliers to ensure that a given project was delivered on time and to the agreed budget.• With internal promotion I was given more autonomy and my role took on a more strategic emphasis The aim of the promotion was to develop the accounts that I had, use client budget efficiently, give added value to the client for whom I was working for.
